The Estes Park Buyer’s Closing Checklist
Congratulations, You’re Under Contract!
You’ve found your perfect Estes Park home, and your offer has been accepted—this is a huge milestone! The next 30-45 days are known as the “closing period,” where all the final details come together. It can feel like a whirlwind of activity, but don’t worry—this is where our job as your Trusted Real Estate Advisors truly shines. The Thompson Group has created this checklist to give you a clear roadmap from contract to keys. We will be managing the deadlines and details behind the scenes, but this guide will help you understand what’s happening every step of the way.
Phase 1: The First 48 Hours
- Deliver Your Earnest Money: This good-faith deposit is typically due within 1-3 days; we will give you specific instructions on how to deliver it securely to the title company.
- Forward the Contract to Your Lender: Send the fully signed contract to your mortgage consultant immediately to officially kick off the loan underwriting and appraisal process.
- Schedule Your Home Inspection: This is your most important deadline. We will provide a list of trusted, local inspectors and help you get it scheduled right away.
Phase 2: Due Diligence (Days 7-14)
- Attend the Home Inspection: We strongly encourage you to be present for the last portion to walk through the property and ask questions.
- Review the Report & Negotiate: We will review the detailed report together to discuss findings and help you negotiate with the seller for repairs or credits.
- Mountain-Specific Inspections: Based on the property, this may include a well and water potability test, a septic scope, or a radon test.
- Shop for Homeowner’s Insurance: Your lender requires a policy before closing; shopping early ensures the best rate.
Phase 3: The Road to Closing (Weeks 2-4)
- The Appraisal is Ordered: Your lender will hire an independent appraiser to confirm the home’s value, and we will coordinate access.
- Respond Promptly to Your Lender: Providing requested financial documents quickly is the #1 way to ensure an on-time closing.
- Receive Your Loan Commitment: Once underwriting is complete, you will receive your official “Clear to Close.”
- Schedule Movers & Utilities: Arrange for electric, water/sewer, internet, and trash service to be transferred into your name on closing day.
Phase 4: The Final Week
- Review Closing Disclosure (CD): Receive this at least 3 days before closing to finalize all your costs and the exact amount needed; we will review it with you for accuracy.
- Conduct the Final Walkthrough: Typically 24 hours before closing, we walk through the property to ensure it’s in the same condition and repairs are complete.
- Pack Your “Closing Day” Bag: Remember to bring a valid photo ID (driver’s license or passport) for every person signing loan documents.

You will meet us at the title company to sign the final paperwork. Once everything is signed and the funds have been transferred, you will receive the keys to your new Estes Park home. Welcome home!
